Just as you would employ licensed professional to get work done on your car, hiring a real estate professional to help you purchase a home brings peace of mind and confidence throughout the buying process.

You might save money by doing it yourself, but there are many benefits to hiring a buyers’ agent. An agent can help you get your house in a tough market, assist you in negotiating a better deal, keep an eye on the market and keep your emotions from getting in the way. A buyers’ agent brings experience to a complex transaction with many possible financial and legal pitfalls.

In this blog post, let’s look at some feedback from a client about how hiring a buyers’ agents and what difference it made to their purchase.

CASE #5 – Northern Beaches Homebuyer

Location: Northern Beaches

Price: $ 2,250,000

Buyer type: Homebuyer

Client’s Comments:

We approached the buyers’ agent to assist us in looking for a property suitable for dual living. We needed level access, privacy and independence for my elderly parents who were downsizing after 50 years in their home. We also needed to amply accommodate our own family with two fast growing primary-age children. We had limited budget and time constraints as well as family medical challenges to contend with. It was a tricky brief even without the housing market taking off like a rocket in the midst!

In coming to this situation, we lacked experience as buyers but carried plenty of responsibility with the commitment to support my parents through this transition. The buyers’ agent helped us to really work out what we actually wanted and then guided us to the most suitable properties. He did all this with compassion, superior insight and experience, and regular clear honest communication. He also strongly supported us to stay the journey of finding the right house for us, despite the pressures of a white-hot market, helping us to stay optimistic despite the apparent circumstances, at times!

Our new property was purchased off-market but even so there was a tight bidding process behind the scenes. Right until the last minute, he supported us with his calm clear presence of mind, focus and drive. He helped to keep us on-track when we might have otherwise given way under the adrenalin!

We can honestly say that if it wasn’t for him we would not have had access to the property we ended up buying let alone been successful in purchasing it. We are extremely thankful for his services to us as a family.

Buyers’ Agent’s Comments:

This couple required a dual living home with space for their two primary aged children and their elderly mother.

The “Buyers Brief” was 4-5 bedroom home configured for a separate living space for Mum.
Target suburbs were Frenchs Forest, Davidson, Belrose, Forestville, Beacon Hill or Allambie Heights.
Budget was up to $2.3m.

The biggest challenges with this brief was finding rare dual living homes with level access (not steep driveways) in a rapidly rising boom market. Every week I called and emailed agents asking for access to new listings and off market opportunities to show my clients. It was a very challenging search. I conducted letterbox drops in specific areas to help find more opportunities as stock levels were down over 20% and demand for houses had literally taken off.

Eventually, one of my close agent contacts advised me of an off-market opportunity in Belrose. The house comprised three bedrooms upstairs with its own kitchen, lounge and dining while downstairs provided a separate living area, single bedroom and converted garage studio. It was located in a cul-de-sac street walking distance to shops, school and bus stop – in short the ideal property.

I arranged an independent pest and building inspection the same day we inspected and completed a detailed appraisal. And the next day negotiated the price and exchanged contracts so that it had a matching settlement with the couple’s parents’ home.
The couple were absolutely thrilled.

CASE #6 – Northern Beaches Homebuyer

Client’s Comments:

Looking for a house to buy is an exhausting and frustrating process. We were looking for a while and getting quite desperate as our family is expanding and needing more space. We thought we could find something without any assistance but we ended up reaching out to propertybuyers (whom we found through word of mouth from someone who was in the same boat as us). They were fantastic from the first meeting. The agent is super professional and extremely approachable which makes the whole process comfortable and easy.

He helped us land our absolute dream home in the exact location we have been searching in, did all of the negotiating for us with the agent and we are so so so so happy!! We recommend him and propertybuyers 100%.

Buyers’ Agents Comments:

This particular couple had been looking for a large family home for well over a year and were getting very frustrated with the whole searching process in a rising market.  With a new baby due in a few months they were highly motivated to find a home. 

Despite a healthy budget, they were searching in the Killarney Heights and Forestville area where there was an extremely limited stock of high quality homes of the calibre they were seeking.  Through my connections, we presented a brand new off market home with five bedrooms plus study that ticked every box that they could possibly want in a luxury family home.  However, the other major hurdle to overcome was that the agent with the listing also had several other buyers that were extremely keen to purchase this off market property.  Using my tactical negotiation skills I managed to secure offer and acceptance on the price of this property at just after midnight with the agent, and got the property exchanged unconditionally in the early hours of the morning!
